The method

Industry benchmark

The automated valuation the wider market already uses for that address. It is the number a seller, an agent and a buyer are all likely to have seen, which makes it the right thing to price against.

Valuation 2

Local market model

Fitted at search time to the other active listings in that ZIP — square footage, beds, baths, price per square foot. A four-bed in a market of two-beds gets judged against its actual neighbourhood, not a national curve.

A listing only surfaces when the asking price sits below both estimates. One model can be fooled by an odd lot or a bad photo set; two independent estimates disagreeing is itself a signal to walk away.

We pull every active for-sale listing in that area, produce two independent estimates of what each home is worth, and return only the listings asking less than those estimates. Each result shows the asking price, both valuations, the percentage below value, estimated monthly rent, estimated cap rate and price per square foot, with a link straight to the listing.

  • Each property gets two independent valuations. The first is an industry benchmark automated valuation for that address. The second comes from a model we fit on the fly to the specific market you searched, using the other active listings in that ZIP — square footage, beds, baths, and price per square foot — so a home is judged against its own neighbourhood rather than a national average. When both estimates sit above the asking price, the listing is flagged as underpriced and ranked by the size of that gap.

  • No. Every figure on the site is an automated estimate for screening purposes, not an appraisal, an offer, or investment advice. The tool is built to narrow a market of hundreds of listings down to the handful worth a closer look. Verify every number, walk the property, and run your own diligence before you transact.

  • Active for-sale listings and their benchmark valuations come from live US residential listing data, refreshed at the moment you search. Nothing is cached from a previous day, which is why a search takes 20 to 60 seconds rather than being instant.

  • Yes. Every search can be downloaded as Excel or CSV with the full breakdown per property: asking price, both valuations, percent below value, beds, baths, square footage, estimated rent, estimated cap rate and price per square foot.
