## What it does

A user enters a five-digit US ZIP code or a "City, ST" pair. The service
requests every active for-sale listing within a chosen radius (half a mile to
ten miles) from live US residential listing data, typically a few hundred homes.
Each listing is scored, and only those asking below their estimated value are
returned. Results are ranked by percentage below estimated value.

Each result carries: photo, full address, asking price, two valuations, percent
below estimated value, dollar gap, bedrooms, bathrooms, square footage, price per
square foot, estimated monthly rent, estimated capitalization rate, and a direct
link to the live listing. Results can be viewed as cards, as a table, or as pins
on a map, and exported to Excel or CSV.

## Valuation methodology

Two independent estimates are produced for every property.

1. **Valuation 1 — industry benchmark.** The automated valuation already in
   circulation for that address, the number sellers, agents and competing buyers
   are likely to have seen.
2. **Valuation 2 — local market model.** Fitted at search time to the other
   active listings in that specific ZIP code, using square footage, bedroom and
   bathroom counts and price per square foot, so a home is priced against its own
   neighbourhood rather than a national average.

A listing surfaces only when the asking price sits below both estimates.
Capitalization rate is derived from an automated rent estimate against the asking
price. Price per square foot is asking price divided by reported living area.

## Stated limitations

These are automated estimates for screening. They are not appraisals, offers, or
investment advice. No model inspects the interior of a home. Automated valuations
are systematically least reliable for unusual lots, homes mid-renovation,
properties with deferred maintenance, and listings whose reported square footage
is inaccurate. A very large apparent discount more often indicates something
unusual about the property than a market mispricing. Listing data reflects what
the source feed reports at the moment of search.

Map pins are geocoded from the listing address using OpenStreetMap data. Where a
house number is absent from that dataset the pin is placed at street level and
the interface labels it as such.

  search tokens, 365 days of search history, 50% off token packages.
- Token packages: 5 tokens $3, 20 tokens $9, 50 tokens $18. Purchased tokens do
  not expire.

One search returning at least three matches costs one token. Searches returning
nothing cost nothing.
